    Retail signage has one job: turn a passing driver or pedestrian into a customer who walks through the door. That job has gotten harder. Shopping center landlords have tightened sign criteria packets, municipalities have lowered allowable sign area, and big-box anchor tenants set the tone for everyone in the center. A retailer signing a lease on Tuesday usually has a grand-opening date by Friday — and a sign permit timeline that takes longer than build-out.     CODE & COMPLIANCE CONSIDERATIONS

    Retail tenants typically face two layers of approval before any sign reaches a wall. Layer one is the landlord sign criteria packet — these documents specify allowable channel letter return depth (often 5"), trim cap color, illumination method, raceway color (usually painted to match facade), and exactly how mounting can or cannot penetrate the building skin. Layer two is the municipal sign permit, which calculates maximum allowable sign area against linear facade footage and requires a separate electrical permit for any illuminated sign. Cincinnati, Florence, West Chester, Mason, and most Tri-State municipalities require permit drawings sealed by an engineer for monument signs and pylon panels. We design within landlord criteria on first submission, pull all municipal permits in-house, and submit landlord approval packages on the tenant's behalf — typically getting first-pass approval rather than the usual two or three revision cycles.
